Grand Ming Group Announces Interim Results for the Six Months Ended 30 September 2024

Highlights

– Revenue amounted to HK$683.7million, an increase of 257% from the last corresponding period.
– Net profit for the period was HK$52.6 million, representing a decrease of 52.7%.
– The Board resolved not to declare any interim dividend for FH 2024/25.
– Develop the two new data centres iTech Tower 3.1 and 3.2 in Fanling in good shape.
– Continue to sell the remaining units of The Grand Marine and Cristallo.

Grand Ming Group Holdings Limited (the Company and together with its subsidiaries, the Group, stock code: 1271.HK) today announces its interim results for the six months ended 30 September 2024 (FH 2024/25).

The Group’s consolidated revenue increased by 257% from HK$191.7 million for the six months ended 30 September 2023 (“FH 2023/24”) to HK$683.7 million for FH 2024/25. The Group recorded a net profit of HK$52.6 million for FH 2023/24, representing a decrease by 52.7% when compared to that of HK$111.1 million for FH 2023/24. Basic earnings per share was 3.7 HK cents (FH2022/23: 7.8 HK cents). The Group’s underlying profit for FH 2024/25, excluding the effect of the change in fair value of investment properties, amounted to HK$27.0 million, representing an increase of 19.8 times as compared to an underlying profit of HK$1.3 million for FH 2023/24. Increase in revenue and underlying profits were mainly attributable to increase in units of “The Grand Marine” and “The Grands” completed and handed over to buyers during the period under review.

With challenging market landscape and adhering to prudent financial management, the Board resolves not to declare any interim dividend for FH 2024/25.

The Group has demonstrated a high level of expertise in initiating and executing property development projects. At present, the Group’s completed property projects for sale include “The Grand Marine” at Tsing Yi, “The Grands” at To Kwa Wan, and “Cristallo” at Kowloon Tong.

The residential development project “The Grand Marine” is located at No. 18 Sai Shan Road, Tsing Yi, the New Territories. It offers 776 units with a total gross floor area of approximately 400,000 square feet. Market response was overwhelming with all typical units being sold and only a few special units remained available for sale. During the period under review, around 4% (in terms of units) of the total units were handed over to buyers with related revenue recognised in FH 2024/25.

The residential-cum-commercial development project “The Grands”, located at No. 45 Pau Chung Street, To Kwa Wan, Kowloon in close proximity to MTR To Kwa Wan station, provides 76 residential units with commercial shops on the ground and first floor covering a total gross floor area of approximately 31,000 square feet. This project was also well received and all residential units had been sold.  During the period under review, around 18% (in terms of units) of the residential units were handed over to buyers with related revenue recognised in FH 2024/25.

The luxury residential project at No. 279 Prince’s Road West, Kowloon, namely “Cristallo”, was well received in the market. Cumulatively 15 out of the total 18 units had been sold. In November 2024, one apartment was sold and completion of the sales is scheduled to take place in November 2025.

The Group continued to execute its two property development projects located at No.1 Luen Fat Street, Fanling, and No. 66 Fort Street and No. 57 Kin Wah Street, North Point respectively.

The site situated at No.1 Luen Fat Street, Fanling, the New Territories, is developing into a 17-storey residential-cum-commercial tower plus two-level underground car park with a total gross floor area of approximately 36,000 square feet. Superstructure works has been progressing well and the development is scheduled to be completed in or around mid-2025. In September 2024, the Group accepted the offer from the Lands Department in respect of the land premium for the proposed in-situ land exchange. A deposit of the same was subsequently paid in October 2024.

The project in North Point comprises two sites at No. 66 Fort Street and No. 57 Kin Wah Street, North Point, Hong Kong, with a total gross floor area of approximately 30,000 square feet. The site at No. 57 Kin Wah Street will be developed into a 27-storey residential tower, while the site at No. 66 Fort Street will be developed into a single-storey commercial shop. Foundation works is in progress and the project is expected to be completed in or around the second half of 2027.

The balanced portfolio development initiative also includes geographical footprint expansion. The Group’s development project in Mainland China is located in the Guangxi-ASEAN Economic and Technological Development Zone, Wuming District, Nanning City, Guangxi Province, with a gross floor area of approximately 1,435,000 square feet. It will develop into a luxury residential project with a leisure and healthy lifestyle theme, comprising high-rise apartments and villas, complemented by facilities including commercial and a wellness centre. It will target at the elderly, retirees and their families. Superstructure works of the high-rise apartments and basement construction works for the remaining part of the site are now underway. The development is expected to be completed in or around the second half of 2026.

The data centre leasing business sustain a steady development. The Group currently owns two data centres, iTech Tower 1 and iTech Tower 2. Revenue from its leasing business increased by 4.3% year on year to HK$139.0 million. This was mainly due to increasing power consumption by customers.

Construction works of the two new data centres in Fanling, the New Territories, namely iTech Tower 3.1 and iTech Tower 3.2, are progressing well. For iTech Tower 3.1, installation of the electrical and mechanical equipment and internal fitting out works are now underway. This data centre is scheduled for phased delivery starting mid-2025. For iTech Tower 3.2, foundation works had completed and superstructure works has commenced. This development is scheduled to be completed in or around 2026.

The China-ASEAN “Gen Z” Youth Festival and Cultural Exchange Activity Officially Launched

The year 2024 is the China-ASEAN Year of People-to-People Exchanges. On November 8, the China-ASEAN “Gen Z” Youth Festival and Cultural Exchange Activity kicked off in Honghe Honi and Yi Autonomous Prefecture, southwest China’s Yunnan province.

The event was hosted by the China Public Diplomacy Association and the People’s Government of Honghe Hani and Yi Autonomous Prefecture, organized by Global Times Online and the Foreign Affairs Office of Honghe, and supported by the ASEAN-China Centre, People’s Government of Jinping Miao, Yao, and Dai Autonomous County, Honghe University and Huaqiao University.

Hua Chunying, Vice Minister of Foreign Affairs of China, delivered a video speech. Wu Hailong, President of the China Public Diplomacy Association, Cai Hao, Member of the Standing Committee of the CPC Honghe Prefecture Committee and Vice Governor of Honghe Prefecture, Muhamad Akmal Bin Abdul Wahab, Consul General of the Consulate General of Malaysia in Kunming, and Shi Ding, Executive Editor-in-Chief of Global Times Online, delivered remarks. “Events such as this are important to build a platform for youth exchanges to deepen mutual understanding and promote ASEAN-China relations,” Consul General Muhamad Akmal Bin Abdul Wahab said. “Therefore, youth cultural exchanges between ASEAN and China such as this could actively build people-to-people and cultural exchanges and mutual learning among the youths.”

Following the successful conclusion of the launching ceremony, attendees visited Honghe University in Mengzi. They had interactive exchanges with students, experienced local folk culture, and watched a basketball friendly between Chinese and ASEAN youth.

Chue Zin Zin Thaw, an internet influencer from Myanmar, believes that this event was crucial for the exchange and collision between different cultures. She felt honored to participate in the event, “In this event, I met international students from many countries and it was interesting to hear about the cultures of their respective countries.”

ASEAN Ceramics 2024 will return to Vietnam for its 8th edition, happening from 11thto 13th December 2024. This year, awards were given across 58 categories, highlighting excellence in development, design, and ESG. AME Development Sdn Bhd, Best Developer (Malaysia) Winner

In a first, AME Development Sdn Bhd triumphed with the biggest title of the year, Best Developer (Malaysia), as well as the prestigious titles of Best Industrial Developer and Best Sustainable Developer.

Malton Berhad was recognised as Best Developer (Central Malaysia), with wins for the projects Bukit Jalil City and The Park 2 Pavilion Bukit Jalil. Meanwhile, Berinda Group received the Best Developer (Southern Malaysia) title, buoyed by award-winning project Ponderosa Callista.

The inaugural ESG Developer Awards were presented to Iskandar Investment Berhad as Low Carbon Champion and Tanah Sutera Development Sdn. Bhd. as Social Impact Champion, a title it shares with Iskandar Investment Berhad. Lendlease & TRX City Sdn Bhd jointly garnered the title of Sustainable Design Champion, in addition to the prestigious Best High-Rise Development (Malaysia) accolade for the multi-awarded project TRX Residences.

Sime Darby Property Berhad was another Best of Malaysia winner, earning the Best Landed Development (Malaysia) title for its award-winning project, The Residences III at The Glades. Residents of Malaysia voted for the nation’s top 10 companies with the People’s Choice Awards. OSK Property gained the prestigious Best Apartment Development (Australia) title for BLVD, which also garnered accolades for Best Wellness Residential Development, Best Integrated Work from Home Development, and Best Apartment Interior Design.

Hexa and IFD won the prestigious Best Townhouse Development (Australia) title for Lumina Townhomes, which was also named Best Townhouse Development (Victoria). Meanwhile, Hexa and Spectre Property took home the Best Industrial Development award for Found Huntingdale.

Blairgrove Group emerged as one of the most awarded companies of the year, winning Best Retail Development for The Burwood Chinatown and Best Retail Interior Design for The Grand Shanghai Hotel.

In addition to outstanding modern developments, this year’s awards showcased Australia’s historic properties. Blairgrove Group also won the Best Heritage Development award for the Leichhardt Hotel while The Playford Adelaide – MGallery by Hachem Architecture Pty Ltd won the Best Heritage Interior Design and Best Hotel Interior Design awards.

Other winning design practices include CHT Architects, winning Best Office Architectural Design for 101 Cremorne, and Parallel Workshop Architects, winning Best Apartment Architectural Design (Victoria) for Sculpt Hawthorn.

Multi-award winners include Kingsbridge by Hermitage Building Group, which took Best Housing Architectural Design and Best Housing Interior Design, and Elements at Carousel by Jean Yip Developments, which won Best Investment Apartment Development and Best Apartment Development (Western Australia).

Golden statuettes were also presented to Burswood Point by Golden Sedayu for Best Mixed Use Development; Chatswood Garden by FY Property, Kooringa Group, MA Financial, CPDM for Best Townhouse Development (New South Wales); and Scape Victoria Street by Scape Australia Pty Ltd for Best Student Accommodation Development.

One World International School in Riyadh Signs Agreement With Liverpool FC International Academy Saudi Arabia

The collaboration aims to give opportunities to young football players in Riyadh

One World International School (OWIS) in Riyadh, a distinguished member of the Singapore-headquartered Global Schools Group (GSG), has teamed up with Liverpool FC International Academy Saudi Arabia to host their football training sessions which aims to give best opportunities to young football enthusiasts in Riyadh.

An agreement to collaborate on the hosting was exchanged between GSG Associate Director of Operations for OWIS Riyadh, Mr Parshvadeep Singh Rao, school Principal Ms. Shannon Pipes, Liverpool FC International Academy Saudi Arabia Manager & Riyadh Head Coach Mr Colin Wilson, and Business Development Manager Mr Shahrayar Khan.

Under the collaboration, OWIS Riyadh will be one of the host venues for top-notch training camps for students of the academy. The collaboration allows GSG to carry forward its vision of providing a holistic learning environment to students. GSG has 64 campuses in 11 countries.

Singapore’s construction industry set to outpace the country’s GDP growth rate this year

Construction growth in Singapore sees a 12 percent rise in productivity in 2024, outstripping the country’s modest overall GDP growth rate of 2-3 percent four times over, according to global professional services company, Turner & Townsend[1].

With construction volume anticipated to reach between S$32bn to S$38bn by the end of 2024[2], Turner, and Townsend’s Singapore Market Intelligence cites a series of government backed initiatives and major state projects, such as Changi Airport Terminal 5 (T5) and Tuas Port, are key contributors boosting demand.

Recent built environment incentives including the enhanced Contractors Registration System (CRS), the Productivity Innovation Project (PIP), the Future Energy Fund and Energy Efficient Grant are supporting activity. By year-end, the Singaporean state is expected to contribute to 55 percent of domestic construction projects while the private sector is poised for a contribution of 45 percent.  

Despite ongoing global economic uncertainty and geopolitical instability, the construction market in Singapore is also benefitting from investment in digital infrastructure and the launch of the NEC4[3] contract by the Building Construction Authority (BCA). The latter providing favourable conditions and extensive options for collaborative contracting.

While the overall growth trajectory is positive for the domestic construction sector, there are still challenges to navigate principally the availability of skilled labour. The departure of many construction workers during the pandemic continues to highlight the labour squeeze and increasing costs to secure the right talent.

ASEAN Ceramics 2024: 8th Edition of The Largest International Ceramics Exhibition in Southeast Asia

About Vietnam Building Ceramic Association (VIBCA)

Vietnam Building Ceramic Association is a professional organization, non-governmental, voluntary, established under Decision No. 41/1999 / QD – BTCCBCP dated 04-10-1999 of the Minister, Head of the Organizing Committee Government personnel.
